Insurance, Training, and Certifications a Commercial Cleaning Company Should Have in Arizona

What insurance, training, and certifications to require from a commercial cleaning company in Arizona before it cleans medical offices or schools: liability, workers comp, OSHA bloodborne pathogen training, background checks, and voluntary industry standards.

Arizona does not license janitorial companies, so the buyer sets the standard. At minimum require general liability and workers compensation insurance, OSHA bloodborne pathogen and hazard communication training for crews in medical settings, background checks for staff in schools, and documented disinfection protocols. Industry certifications such as ISSA CIMS are voluntary and a plus, not a legal requirement.

Insurance to require

  • General liability, with a certificate naming your company as certificate holder
  • Workers compensation covering every person who enters your building
  • Where the contract calls for it, a fidelity or crime bond covering theft by cleaning staff
  • Auto liability if company vehicles are on your property

Training for medical offices

Crews that clean exam rooms, procedure rooms, and clinical restrooms should have OSHA bloodborne pathogen training (29 CFR 1910.1030) and hazard communication training on the disinfectants they use. Ask for the written disinfection protocol: which EPA-registered products, on which surfaces, at what dwell time. A vendor that cannot produce that document has not built one.

Requirements for schools

Schools should require criminal background checks for every person on site, a product list appropriate for use around children, and a scope that names high-touch surfaces (desks, door hardware, drinking fountains, restroom fixtures) with frequency. Ask how the vendor handles illness season and how quickly frequency can increase.

Voluntary certifications

ISSA CIMS (Cleaning Industry Management Standard) and Green Seal certifications are voluntary programs that signal management systems and product standards. They are useful signals, not substitutes for insurance, training records, and references. Many long-tenured local companies deliver a high standard without them.

What to ask for in writing

  • Certificate of insurance
  • Training records or certificates for bloodborne pathogen and hazard communication
  • Background check policy
  • Written disinfection protocol and product list
  • Scope of work by area and frequency

OSHA bloodborne pathogen training, hazard communication training on the disinfectants used, and a written disinfection protocol for exam rooms and high-touch surfaces.

Should school cleaning staff be background checked?

Yes. Require criminal background checks for every person who enters the building and ask for the written policy.

Is ISSA CIMS certification required?

No. CIMS is a voluntary industry standard. It is a useful signal but not a substitute for insurance, training, and references.

Are Kunz Janitorial crews insured and trained?

Yes. Kunz Janitorial is insured and its teams are trained for the commercial and clinical environments they clean, with documented disinfection protocols for medical offices.
